The Portola plan is one of our many pre-engineered plans designed to be built using our framing packages. Factory built framing packages are higher quality, economical and a more efficient stick-built product than on-site framing. The pre-engineered plans that can be easily modified to meet the needs and style of the client, the site and the County including exterior finish, window style, roof pitch and adapting for a sloped site. The Portola with two bedrooms, a full bath and kitchen and open floor plan and a covered porch offers space for multiple people or a home office. The plan can be easily adapted to 749 SF when this size offers an advantage for costs and to meet the licensing fees for some jurisdictions. The plan can be designed for either a slab or perimeter foundation and can be modified to a one bedroom to accommodate the individual’s needs. Using a framing package or panelized walls and manufactured trusses for a traditional custom stick-built home is a unique method to have a weathered in shell in days rather than months. Estimated construction cost

Exact costs vary based on site conditions, supply costs, labor costs, etc.

The current cost of construction of an ADU using one of our framing packages for a level lot with a standard perimeter foundation with modest finishes is about $400 sf. This includes the framing package but excluding permit and professional fees, utilities, and site work.

Professional fee

The rate or cost the designer will charge to complete the plan for your specific parcel and project.

A two-hour consultation is offered for free. Modifications to the plans are $60 per hour for engineering, $135 for engineering. Adding WUI notes is $180. Additional engineering for pier and grade beam foundation and retaining walls.

Other estimated expenses

Not included in the permit set is the site plan, energy calcs ($450), PV design (deferred submittal) and CalGreen Checklist.

3 – Plan Ownership and Responsibility. I understand that any plans I purchase are the property of the ADU designer or firm that developed them, and use of those plans are subject to any conditions, requirements or limitations established by the designer or firm.

4 – Liability from Plan Purchase and Use. I understand that any liability or legal action arising from my engagement with a designer or ADU firm or from the purchase and use of their plan shall be governed by the contract I sign with that designer or firm, and that Napa Sonoma ADU, under fiscal sponsorship of the Napa Valley Community Foundation, and Baird+Driskell Community Planning, who developed and manage the ADU gallery, are in no way a party to that contract or in any way, shape or form liable for my use of the plan and resulting ADU.

5 – “Pre-Review” Status. I understand that Napa Sonoma ADU, under fiscal sponsorship of Napa Valley Community Foundation, and Baird+Driskell Community Planning, acting as their contractor, engaged a third-party reviewer, BPR Consulting Group, to review some of the plans featured on the gallery for compliance with state building codes. The letter BPR Consulting Group’s review and conclusions is provided on the site as a courtesy, and represents BPR Consulting Group’s professional judgment based on the information provided to them by the relevant designer or ADU firm.
