At 265 SF, the Lily Pad is one of the smallest ADU’s on the market.  The uniquely small footprint fits on tight lots but efficient designs mean that it comes without sacrifice.   Sweeping ceilings and careful attention to natural light and air flow to create a beautiful, open and inviting space with thoughtful design for functionality and efficiency.   The Lily Pad has a full sized kitchen along with dishwasher, induction cooktop, convection speed oven and refrigerator, with well designed storage and efficient layout for cooking.  With a queen size loft bed along with a pull out sofa sleeper, the Lily Pad comfortably sleeps four guests.  A 4’ overhanging roof maximizes indoor/outdoor living in beautiful Northern California weather, and a front loading washer drier stack means the Lily Pad has everything you need. The interior feels open and airy with vaulted ceilings, strategically located operable windows and an optional fully opening Panoramic Door.  The space is flooded with natural light from well placed transom windows and an optional skylight in the Loft area.  Our small space never feels stuffy because of cross ventilating windows and an Energy Recovery Ventilator (ERV) that brings in a constant supply of fresh air. Privacy is important.  The Lily Pad is completely private on two sides and roller shades easily give privacy when needed on the glass wall and side windows. We believe in Green Building and frame the Lily Pad with 2×6 timbers that easily allow for R21-R35 insulation.  The Energy Recovery Ventilator moves air but uses a heat exchanger for maximal thermal efficiency.  Our shed roof brings down framing costs but also can provide efficient PV layout for sites with good solar exposure and makes for easy rainwater collection.  Additionally, LED lighting, an air sealed tight building envelope and selection of green building materials means that this unit can be built with high sustainability standards. To save on building costs, we start with a rectangle to reduce foundation expenses.  Walls are designed to maximize standard lumber dimensions and the shed roof reduces framing complexity.   The Lily Pad is customizable based on cost and need.  Our kitchen, bathroom and storage areas are designed to accept Ikea off-the-shelf cabinets instead of custom cabinets to create savings at a sacrifice of functionality.  The Lily Pad can easily swap left & right profiles to suit specific sites, customize exterior finish, add a skylight or traditional front door plan, or users could swap the dishwasher for added kitchen pantry space, the washer/drier for a big living room closet, or even swap the queen loft bed for more storage. Whether for multigenerational housing, short term rentals, student housing or as a charming guest house, the Lily Pad is a space made to be lived in and loved.
